Northeastern Cost Example:
The following is an example of what costs are involved in building a Golden Eagle Split Log home like the Northeastern Plan. Every building lot is unique, that's why it's so hard to price out a home without hours of estimating. The estimate also varies depending on how much labor you want to do yourself.
|
- The Northeastern Package Price in 8" peeled Split log is $249,172 plus tax of $13,704 for a total of $262,876.
- Let's start with the building permit. $1,800 is pretty common, the price can range from $25 to $6,500.
- To dig and backfill your basement will cost about $4,500. If you are in rock or clay, it will be more. Tree removal will also be extra.
- Most concrete basements with footings and garage will be around $29,994. Drain tile will add more, if your lot requires it. Walkout wall not included.
- Add drywall to all walls not already knotty pine, $8,000.
- $8,500 is the plumbing figure including water heater. Remember the fixtures, tub, sinks, stainless steel kitchen sink, faucets, etc. are in the package price.
|
- Forced air heat and central air with labor $13,500.
- Electrical labor and materials were $13,000. Remember we included a $850 lighting allowance for light fixtures in the package.
- We have a $2,000 wood flooring allowance in the package, but you will still need to purchase an additional $12,550 more in carpet, tile, etc.
- The labor to stone the fireplace is $4,000.
- The general carpenter labor should cost $108,500. This could be high or low depending on your area, and how much you want to do yourself.
|
TOTAL COST OF ABOVE IS $467,220.
You will also need to add for well, septic, land, stain labor, landscaping, appliances and financing costs. Only you will know these costs for your specific area. Shipping is included within 4 hours of Golden Eagle Log Homes, Wisconsin Rapids, we will add actual costs for other locations.
We are not saying your home will cost exactly this much, but since we are involved in so many homes each year, we have a very good idea on what it may cost to build this home.
Typically customers who buy a larger, more upscale home, like this Northeastern model, add in many options and features. In that event, figure in an additional $25,000 to $75,000.
